Property: Food production facility in Schleswig-Holstein on property approx. 20,000 m², shut down and cleared out for 10 years.
Challenges: The existing construction plan is being narrowly conceived by the community: although food retail industries and other final user retail markets directly adjacent to the property are licensed and active, the city is designating this plot of land for manufacturing and automotive distribution only.
Sales period: 2 months
Sale: Re-dedication in conformity with planned use
Conditions: In line with market

Challenges:
The seller has barred a similar use by the new owner so that a change of use had to take place. Accordingly, the acquisition and reconstruction costs compete with a very particular new construction that is strongly supported by subsidies.
Property: Plot of land approx. 63,500 m² with a usable area of over 11,000 m² located in an industrial area in Mecklenburg-Western Pomerania with functional heating, ventilation, air conditioning and refrigeration, as well as office and cafeteria facilities, etc.
Challenges:

Property: Initially served as poultry slaughterhouse before it was leased to a larger retail chain as a deboning and sausage production facility – shut down at the end of 1999 and a new owner has been sought since then. INFOCUS - Management of Change was eventually entrusted with this property at the beginning of May 2005 and the sales contract was entered into on 24 May 2005. A property of approx. 21,000 m² featuring various production and refrigerated storage buildings with approx. 6,100 m² of usable production area. Infrastructure (heating, water treatment, refrigeration, etc.) functional again after re-activation investments.
Challenges:
Vacant for an extended period – well-known property due to activities of diverse real estate agents in the market.

Purchaser: Dutch producer of specialty food products

The company has been profitable for years, although it is strongly dependent on subsidies whose amount might change in the future according to EU subsidy policies. As the company owns hardly any agricultural acreage, there exists a certain dependence on the possibility of being able to use leased areas.

Challenges:
Only about half of the property is privately owned, as the other half was leased by the city (unsettled restitution). The buildings have limited use. The cost of demolition would greatly exceed the land value. Because of this, an acceptable price has to be worked out for the purchaser.
Solution: After intensive negotiations with potential buyers and local project developers, a concept for further development of the area was eventually created together with the Regional Development Company (RDC) Thuringia and the city of Rudolstadt. This facility was sold "as is" for further development and renovation to the RDC Thuringia Limited for a token purchase price.
Development and sales period: Consultations between city and RDC: 1 year; Development and political implementation of Joint Agreement for the Improvement of Regional Economic Structures advancement concept: 1 year
